We specialise in providing a bespoke service whatever our clients requirements. Our reputation and positioning in the industry give us access to numerous contacts and provides us with a wealth of market knowledge.
Whether funding is required for new purchases or refinance we understand that deliverability is key to our clients and we ensure realistic objectives from the outset. It is our role to facilitate the most appropriate debt provider depending on the properties in question and to match our client’s requirements. We add further value through preparing a detailed information package for the lender to include the client’s strategy with realistic stress testing and valuation assumptions.
In some circumstances we might consider the borrower’s existing banking relationship to be the most appropriate option and in either case we wish to nurture new and existing relationships between our clients and lenders.
Because of our contacts within the industry we have sources of senior debt, mezzanine and equity providers that are not readily available to the wider property market.
Due to reduced liquidity and increased capital costs many lenders are wishing to restructure loans. The degree of restructuring will depend on the bank in question and the individual circumstances of the borrower and properties so every case is unique. Through our considerable experience of banks restructuring strategies we understand the general pressures and objectives of each lender and are able to recommend the appropriate course of action for each case. We work closely with other professionals who are experienced in this field in helping to protect our clients rights and interests.
In all cases we aim to facilitate a restructure that retains an ongoing relationship between borrower and lender. When this is not possible we will advise our clients on the best possible exit strategy.
We provide portfolio and loan book risk analysis on behalf of borrowers and lenders. With our blend of surveying and banking expertise we assess and report on the property and transaction risks, including a review of tenant quality and potential risk of shortfall in future income. We will comment on any asset management potential and current marketability of individual assets. We can also consider the impact of any hedging instrument on future cashflow and exit strategy and can prepare bespoke cashflows to highlight potential risks and optimum exit points.
If required we provide ongoing management to reassess risk, property values and exit strategy on a change of circumstance or at regular intervals and can provide analysis and recommendation on everyday issues such as new leases, property sales, restructures etc.
